Room to Build in the North Valley

Excavation contractors in Spanish Springs mostly work on homes built in the last few decades and on parcels with room for shops, RV pads and barns. The census-designated place grew from 9,018 residents in 2000 to 15,064 in 2010, a 67 percent jump, and reached 17,314 in 2020. It covers about 56 square miles at roughly 4,518 feet in the northeastern part of the Reno-Sparks area.

Very little turnover

In 2020 the valley had 6,481 housing units with a homeowner vacancy rate of just 0.7 percent. Most owners stay and improve what they have, so the work here is additions, detached garages, shops, side-yard parking and landscaping projects more than new houses.

Water drains to the Truckee Meadows

Spanish Springs Valley drains south into the Truckee Meadows. Lots on the slopes above the valley floor send runoff toward the homes below during storms. Swales, culverts under drives and careful pad grading keep that water moving where it belongs.

An old airfield under the houses

Sky Ranch Airport, a 2,000-foot dirt strip northeast of State Route 445 and Spanish Springs Road, hosted the first Reno Air Races in 1964 and 1965 and later served the Rocketdyne Nevada Field Laboratory. It closed in 1970 and is now covered by housing. It is a reminder that much of the valley was open land until recently.

Typical projects

  • Shop and garage pads with compacted base
  • RV pads and long gravel drives
  • Trenching for power to outbuildings
  • Septic digs on parcels without sewer
  • Brush clearing around homes on the valley edges

Spanish Springs Questions

Can you build a shop pad on my Spanish Springs lot?

Yes. We clear, cut, fill and compact the pad to your plans and set drainage away from the building.

Water from the hill runs across my lot. What helps?

A swale or berm uphill, sometimes with a culvert under the drive, usually redirects it.

Do you dig septic systems here?

Yes, on parcels outside sewer service, excavating to the approved design.

Can you trench power to my shop?

Yes, to the depth your electrician and code require, with bedding and compaction.
